Why Open Houses Still Works

 

 

Hey guys, Michael LaFido here! Behind me, you see an amazing property in Geneva, Illinois, listed at three and a half million—truly a stunner! We hosted an open house here a few weeks back, and I’m excited to share some fantastic results with you.

Guess what? The buyer, who’s now under contract, discovered this home at our open house. Can you believe it? They live just two blocks away and knew this home was for sale, but never scheduled a showing. The open house provided a no-commitment opportunity, and they fell in love. After a second showing, the wife got teary-eyed and said, "This just feels like home." Now, we’re under contract!

The point of this video (and blog post) is simple: Do the things your competition isn’t willing to do. When I approached this seller, I highlighted the fact that nobody else in the area is doing open houses for homes priced at two and a half million or higher. But we did, and it paid off big time.

Hosting this open house attracted 10 people. Yes, there were a lot of looky-loos and unqualified visitors, but crucially, we had at least two other qualified buyers. One even reached out about a backup offer after missing out. It just goes to show, open houses—even at high price points—can be incredibly effective when done right.

So here’s my advice: Don’t shy away from doing the unconventional. Do the things your competition isn’t willing to do. In our case, we hosted an open house and reaped the rewards. The sellers are thrilled, and we’re reminded that sometimes going against the grain is the best strategy.
