Illinois Home Prices Are Up 6.4%—Highest in the Nation

While housing markets across the country continue to shift, Illinois home prices have increased an average of 6.4% over the past year—more than any other state in the country.
For perspective, the national average was around 1%, while historically, annual home appreciation has typically been closer to 3%–4%.
That means Illinois isn’t just holding its own. It’s significantly outperforming the national market.
Why Are Illinois Home Prices Rising?
One of the biggest factors continues to be inventory—or the lack of it.
Chicagoland has been considered a seller’s market for quite some time because there simply haven’t been enough homes available to meet buyer demand.
What’s particularly interesting is what’s happening across the Midwest.
While other Midwestern states have experienced increases in the number of homes available for sale, Illinois has gone in the opposite direction. Inventory has actually decreased approximately 1% over the past year.
Illinois stands out as the only state in the Midwest where housing inventory has declined.
Fewer homes for sale combined with continued buyer demand can create more competition for desirable properties. That helps explain why Illinois home values have continued to appreciate.
What Does This Mean for Chicagoland Homeowners?
