"How’s the Market, Mike?" – Fall 2025 Real Estate Update

Whether I'm at the Wheaton Sports Center or grabbing coffee downtown, and this fall, the answer depends on which price point you're looking at.

Right now, homes priced between $400K–$700K—which were flying off the market back in spring—are now seeing longer days on market, price reductions, and more cautious buyers. It’s a noticeable shift.

But the luxury market? It’s telling a different story. Since July, Wheaton has seen three of its seven highest-ever home sales, including one we represented at just under $2.5M and another new(er) build that sold for $2.65M—the third-highest sale ever in town. In Oak Brook, we listed a $5.2M home that brought in 14 showings and multiple offers in just two weeks. High-end buyers are still very active.

So what does this mean for sellers? It means preparation matters. With cooler weather coming, now is the time to take care of power washing, landscaping, and paint touch-ups—especially if you're thinking of listing in early 2026. You won’t be able to do those things once the freeze hits.
