Today I want to tell you what you can do as a home seller to ensure you get top dollar in this “cooling” market where home prices are stabilizing or decreasing in some areas. Here are my three tips for sellers:

  1. First impressions. Curb appeal, landscaping, and any deferred maintenance need to be addressed, as well as painting, lights, and power washing of the exterior. Giving a good first impression both outside and inside is key in this market.

  2. Remember the five senses. Ensure things are freshly painted and cleaned up. Some people are ultra-sensitive to pet smells so keep that in mind when doing showings.

  3. Price your home correctly. Pricing is critical in a cooling market. Be proactive, not reactive with pricing and reverse offers to stay competitive with other sellers.
